Web Referral Services a/k/a Mortgage Referral Services is a service that provides information concerning mortgages and mortgage related information.  Web Referral Services reports or discloses the information that clients and advertisers submit to it. There is no independent verification of the accuracy of the information submitted, and thus there is no guarantee that information reported to the user is accurate.

Web Referral Services does not endorse any particular lender in any area nor should any inference be made as to the inclusion or exclusion of any company in the database.

The policies of Web Referral Services for the posting of mortgage rates by lenders are public, and all lenders by the act of posting their rates affirm that they will abide by these policies (see also the following section on Mortgage Submissions).  Web Referral Services will remove any lender found to be using this site to give false, misleading or illegal information. If any user of this site has cause for a complaint, please direct them to complaints@mortgagereferral.com.   All complaints will be investigated for accuracy and honesty, and all complaints will remain confidential except where required by law.

Web Referral Services makes no representation about the accuracy or the suitability of the information presented on its pages.  Web Referral Services does not endorse the results of any calculations made on its website for any particular purpose.  All material supplied on the website is on an "as is" basis without warranty of any kind, whether expressed or implied.  Representation as to title or non-infringement on the website is also not made.

In no event will Web Referral Services or its suppliers be made liable for any special, indirect or consequential damages, or in fact any damages whatsoever resulting from loss of use, use, misuse, or loss of data or profits, whether in an action of contract, negligence or other tortious action, arising out of or in connection with the use of any information provided.

Customer and advertiser privacy is important to us. Web Referral Services will not divulge any information about any client except as required by law. We will not knowingly list information from any company that does not share a similar privacy policy.

In making a submission the submitter is making the following representations to Web Referral Services and to any person viewing the information submitted.

The lender is in all respects compliant with the terms of RESPA, as from time to time amended, and all the regulations implementing said statute.

The lender is in all respects compliant with Equal Housing Opportunity Act, as from time to time amended, and all the regulations implementing said statute.

The lender is in compliance with all state and local laws dealing with mortgage companies, loan originators or mortgage brokers, as applicable.

Conforming loans are to quoted on the basis of a $150,000.00 loan and Jumbo loans are quoted for a $260,000.00 loan.

All lenders must disclose both their Discount and Origination fees as part of their listed points. Also lenders must list a TOTAL Dollar amount in the "Fees Column" on the rate table (excluding Discount and Origination Points noted in the "Points Column") Total Fees are to include the following: Application, Appraisal, Credit, Processing, Lock in Fee, Loan Registration Fee, Document Prep/Review, Underwriting, Administrative, Inspection, Survey, Closing Fee, Flood Certificate, Tax Service, Recording, Wire Transfer, Courier, Notary, Any and ALL Other Broker/Lender Fees. A Notice will be on the rate table advising the customer that Title Fees are Not included in the Lender Fees. The Customer will also have a Hot Link to this page allowing them to see the policies that Listing Lenders are expected to follow.

All rates posted in the A Credit or VA & FHA areas of the rate table must have no prepayment penalties. Sub-prime loans listing MAY have a prepayment penalty

All lenders agrees to provide Web Referral Services with their current Wholesale Rate Sheet upon request to confirm any rates posted by that lender.

The lender will report to the consumer by e-mail or telephone within 24 hours of any change in the estimate of fees that are more than $50.00 or if the rate changes more than 1/8 point (if the rate is not locked.)

Web Referral Services is a Colorado Corporation that conducts business only with the state of Colorado.

Web Referral Services will automatically remove rates from the rate tables that have not been updated for 3 business days. Lender rates will automatically reappear when updated.

Sales of banner ads and the placement of the banners by Web Referral Services is strictly on a first-come first-served basis.
